The pricing of our homes at Lake O’ Springs VI is upfront, realistic, and all inclusive. From the foundation walls to the mirrors, bath hardware, shower door and mail box, our homes are move in ready at completion. No add-ons or unpleasant surprises.

Following is a partial list of included items at Lake O’ Springs VI:

Foundation: The buildings have a full 12 course concrete block basement, which provides a full 7’-6” ceiling height excepting the beam areas. In addition:

  • The basement area is waterproofed with the TUFF-N-DRY waterproofing membrane & insulation system which provides a 30 year warranty.

  • Rough-in plumbing is in place for a future 1/2 bath.

  • All utilities have been placed in a single section of the basement, leaving a 14’ x 33’, 462 square foot open space for future finishing.

Structure: The units are framed with 9 foot wall heights in the great room, kitchen, dining & foyer areas, with cathedral ceiling in the great room. Other ceiling heights are 8’. Additional features:

  • 95% of exterior walls are framed with 2 x 6’s for maximum R-19 insulation.

  • Ceilings are insulated to provide R-49 ratings in all areas where depths provide.

  • Windows are solid vinyl, by PELLA. They have double insulating low-E glass and screens.

Finishes: Interior walls will have smooth drywall finish, with textured finish on ceilings, closets and garage walls. All walls painted - maximum 2 colors, latex flat. Trim & finish details:

  • Doors moulded MDF by Jeld-Wen, painted, with brushed nickel hinges.

  • Base: MDF 4-1/4” in main living areas, 3-1/4” in other areas, all painted

  • Casing: 3-1/2” MDF in great room, all others have 2-1/4”

  • Flooring in great room, foyer, kitchen, and powder room: WOOD. Engineered selection varies, with 3/8 to 1/2 thickness, 4 to 6 widths, of birch, hickory, or maple, hand-scraped or smooth.

  • Flooring in baths and laundry: 12” x 12” or 24” resilient vinyl tile by “Traffic-Master”.

  • Bedrooms, hallways & stairs: carpet

Cabinetry:

  • Kitchen: custom crafted, Shaker design, dovetailed & self-closing drawers. Island stained & varnished, perimeter painted.

  • Kitchen countertops: granite

  • Sink: undermount granite composite.

  • Baths: Woodstar Series by Quality Cabinets: Laminate countertop with two bowls in master, single bowel in upper bath.

  • Pantry: jamb switch on door for lighting when opened. 4 - 12” deep shelves with 15” spacing for large items.

  • Master closet: Custom modular hardwood shelving system.

Electrical:

  • Wiring for paddle fans in great room and master bedroom.

  • Two hanging pendant lights over kitchen island and recessed lighting in main kitchen.

  • Dining chandelier.

  • Under cabinet lights at main kitchen cabinet area.

  • Lights & outlets at rear and front doors.

  • Light at front garage entrance on photo cell for security.

  • CAT 5 wiring for communications.

Additional details:

  • Gas range included.

  • Dishwasher included.

  • Range hood included with ducted venting.

  • Carrier, 95% efficient gas furnace with 12 SEER air conditioner & electronic thermostat.

  • Electric 50 gallon water heater, MOEN faucets, exterior water faucets at rear & in garage.

  • 220 outlet for dryer, washer hookups, and wall cabinets over washer & dryer.
